Case study | Office decommissioning and landlord turnover
Clear the office. Connect the trades. Complete the exit.
One coordinated office exit connected furniture removal, affected electrical and cabling work, technology decommissioning and paint-ready restoration for landlord turnover.

Cleared workplace | Completed
Overview
At Brown and Caldwell’s Orlando-area office in Maitland, ASI managed the assigned exit scope from furniture dismantling through technology removal and surface repair. Private offices, meeting rooms, shared spaces and technology had to reach one agreed turnover condition.
Challenge
Building-approved loading windows, retained versus discarded items and affected services made this more than a furniture removal. Removal crews, technology and electrical work, and finish repairs had to be coordinated around the same handback.
ASI approach
ASI connected removal crews, affected electrical feeds, cabling and AV work, retained-equipment packing, signage removal, wall repairs and final cleanup in one field plan.
The workplace behind the handback
Many spaces. One agreed turnover condition.
Private offices, meeting rooms, shared areas and technology infrastructure needed a coordinated exit. Completion photography documents the cleared meeting area and the original features retained.
The ASI delivery model
The sequence joined removal, systems and restoration.
ASI managed the assigned work across the suite, from building access and retained-equipment planning to cleanup and closeout.
Coordinate building access
Schedule approved loading dock and freight elevator windows, identify retained items and sequence the assigned work.
Dismantle the workplace
Remove furniture, workstations, tenant items and signage from the assigned areas while retaining permanent reception and cabinetry.
Address affected infrastructure
Disconnect assigned electrical base feeds and cubicle cabling, and remove assigned AV and access-control equipment.
Protect retained equipment
Separate and pack retained technology and other designated items from discarded material.
Prepare for turnover
Repair affected wall locations to a paint-ready condition, complete a broom sweep and document the closeout.
The outcome
The office was cleared for its next chapter.
ASI delivered the contracted office exit as one connected scope. Cleared rooms, removed technology and repaired mounting locations supported the agreed turnover condition. The client confirmed that the property manager walked and approved the space.
Workplace cleared
Furniture, workstations, tenant items and signage were removed from the assigned office areas.
Affected systems addressed
Electrical feeds, cabling, AV and access-control scope were completed where assigned.
Retained features respected
Permanent reception finishes and cabinetry remained in place where the scope required.
Turnover documented
Affected walls were repaired to a paint-ready condition, and the space was cleaned for closeout.
